Curtain wall cost per sq mt in India 2026 guide banner

How much does a curtain wall cost per sq mt in India?

How much does a curtain wall cost per sq mt in India?

Almost everyone who rings our office about a glass front opens with the same line. “How much does curtain wall glazing typically cost per sq mt?” They usually have a picture on their phone of some building they liked. And they want to know if they can afford it before they get attached to the idea.

The honest figure for India right now is somewhere between RS 6300 to RS 15,300 PER SQMT, fixed and finished. Yes, that gap is huge. A glass shop front on a ground floor in Gandhipuram and a 20 storey IT tower in Chennai can’t cost the same, so one number for both would just mislead you.

We started doing glass facades in 2004. Since then we’ve priced a lot of jobs and seen plenty of other people’s quotes too (clients bring them to us to compare). What follows is what we’d tell a friend who asked us over coffee.

So what is a curtain wall?

Strip away the fancy name and it’s an outer layer of glass, sometimes with a few metal or stone panels, fixed to the outside of the building. It isn’t holding anything up. The columns and slabs carry the floors. The ALUMINIUM only has to carry itself and stay put when the wind pushes on it. Engineers call that  “wind load.”

Picture the curtain in your living room. It hangs off a rod. The frame takes the load. That’s basically the whole idea, which is where the name comes from.

Here, nearly every curtain wall uses an aluminium frame with toughened or DGU Glass in it. Hospitals, car showrooms, IT parks and hotels love them. A few of the bigger bungalows coming up on the outskirts of Coimbatore have started using them on the front elevation too.

The term “structural glazing” is commonly used in facade construction. It’s one type of curtain wall. The glass is sticked onto the frame with a heavy duty 995 grade structural silicone, so from the road you barely see any aluminium at all. Nice and clean. A bit pricier.

Curtain wall cost per sq mt in India: rough rates for 2026

Rates below include material and labour. Treat them as a starting point.

System Approx. rate (₹ per sq mt) Where we usually see it
Stick system (frame invisible) ₹6300 to ₹7300 Low rise buildings, showrooms, tight budgets
Semi unitized structural glazing ₹10980 to ₹11900 Offices, hospitals, colleges, up to mid height
Unitized system ₹12300 to ₹15,300 Towers, jobs with a short deadline
Spider glazing (glass held by steel fittings) ₹12000 to ₹16250 Lobbies, atriums, shop fronts, lift glazing

Please don’t sign anything based on this table alone. It’ll give you a ballpark curtain wall cost per sq mt for your planning sheet, but your drawings decide the real figure.

Two small things trip people up. First, the area is the glass surface on the face of the building. It has nothing to do with your carpet or built up area. Also, the quoted price often excludes GST. For this kind of work it’s usually 18%, which is not small money on a big facade.

Why does the curtain wall cost per sq mt jump around so much?

Clients often bring us two quotes for the same building, say one at convinced one contractor is a crook. Usually neither is. They’ve just priced different glass and different systems. A curtain wall cost per sq mt moves with every one of these choices.

The system

Biggest factor, by a distance. Switching systems alone can nearly double your curtain wall cost per sq mt

With a stick system, everything is built on site, bit by bit. Vertical members (mullions) go up first, horizontal ones (transoms) after, and the glass last.

Semi unitized sits in the middle. The frame is installed on-site, while the glass panels are assembled at the factory or in site  ,spandrel installation shall be installed prior to glass fixing to secure Effective thermal insulation helps improve the facade’s overall performance. After the glass installation grade 789 weather sealant shall beapplied to the exterior joints and interface .the weather sealeant shall provide effitive weather proofing and protect against rain water penetration and varying climate conditions,.For most four to ten storey buildings in Tamil Nadu, this is the one we recommend most often.

Unitized is the factory made option. Each panel, glass and frame together, arrives ready. A crane lifts it, the team hooks it on, done. It goes up fast and the finish is very consistent, but you’re paying for the factory, the transport and the crane.

The glass

Glass tends to be the fattest line item on the quote. The available options are more varied than you might think.

Toughened glass goes through a heating and uv resistance that makes it four to five times stronger than ordinary glass. When it does break, it crumbles into tiny blunt bits rather than knife edged shards.

Laminated glass is two sheets with a PVB(Poly vinyl butyral) sandwiched in between. Crack it and the pieces cling to the film instead of falling. On upper floors, that matters.

A DGU, is two panes with a sealed air gap with metal strips. That gap blocks a surprising amount of heat and traffic noise.

Low E glass has a coating so thin you can’t see it, and it bounces a good chunk of the sun’s heat back outside.

If you’ve ever sat in a west facing cabin in Coimbatore at three in the afternoon, you already know why this matters. Ordinary glass on that side turns the room into a tandoor and the AC never gets a break. DGU or low E adds a temperature difference . In our experience, (If you’re stuck between toughened and laminated, we’ve covered that one in a separate post on toughened vs laminated glass.)

The aluminium and its finish

Hardly anyone asks about the frame. They should. Designed sections handle stronger wind. A branded system profile costs more than a local extrusion, though you get tested performance and joints that actually line up.

Then there’s the coating. Most buildings are powder coated and it is the least expensive. Anodized and PVDF finishes are more expensive, but colour will last for many more years than those alternatives, so there’s a great deal to be said for them if the building is in the vicinity of the sea.

Height

Fixing glass at ground level is easy work. At the eighth floor, it’s a different story. Now there’s scaffolding or a cradle, safety harnesses, more men and more days. The access arrangement by itself can add to your curtain wall cost per sq mt, depending on how tall the building is and how cramped the site is.

Size of the job

Some costs don’t care how big your project is. Design development, engineering inspections, sample panel, crew and equipment to site. They are spread out over 20,000 sq ft and are scarcely noticeable. They hurt spread out over 1,000 sq ft.

Design

The lowest cost thing you can build is flat, repeating panels. Curves, odd angles, sharp corners, windows that open, a glass door in the facade? They all imply custom sizes, additional equipment and extra time on site, and the costs rise.

Location

Metro jobs tend to cost more because labour is pricier and sites are tighter. Coastal cities like Chennai get stronger winds, which can call for thicker glass and beefier frames. Even the truck ride from the glass processor to your site gets added in somewhere.

Read the quote line by line

Compare prices before making a decision with two quotes in hand. The typical rate includes the aluminium frame, agreed glass, structural silicone and weather sealant, the brackets and anchors which attach the frame to your building, and the installation labour.

What is often lacking:

  • GST
  • Scaffolding or cradles for upper floors
  • Structural design and shop drawings
  • Doors, openable windows, special fittings
  • Water and wind tests on a sample panel (bigger projects need these)
  • A way to clean the glass later on

A low curtain wall cost per sq mt on paper can quietly turn into a much bigger final bill once all this comes in. Ask the contractor, straight out, what’s not included. Their answer tells you a lot.

Working it out for a real building

Take a three storey commercial building in Coimbatore with a front that’s 40 ft wide and 36 ft tall. That’s 1,440 sq ft of glass. These numbers are just for illustration.

Go with semi unitized and reflective toughened glass, reflective DGU.

Swap in DGU glass on the same system

About ₹5 lakh more for better glass. Worth it? On a west facing front, we’d usually say yes. If the glass faces north and hardly sees direct sun, we’d tell you to keep the money. Any facade team worth hiring should give you that kind of straight answer instead of steering you to the costlier option.

Does it have to be full glass?

No. There are lots of nice buildings using a combination of materials.

ACP cladding (Aluminium Composite panels) costs approximately ₹350  to ₹480  per sq ft. It is more cost effective and will present nicely on solid surfaces, but, of course, no daylight will penetrate.

The least expensive up front is to use plain brick or block with regular windows. But on a commercial building, it might have a bit of an old time look, and it’s a bit darker inside.

A curtain wall demands more up front cash. What you get back is daylight, a sharp front that still looks current in fifteen years, and very little upkeep apart from washing.

Our favourite projects have used a combination. Glass where the view and light matter, ACP or louvers on the faces that cop the worst of the sun. Most of the look, a lot less spend.

Ways to bring the curtain wall cost per sq mt down

There’s real money to be saved here, as long as you save it in the right spots.

Where cutting back makes sense:

  • Stick to standard panel sizes..
  • Match the system to the building’s height.
  • Use premium glass .

Get your facade contractor involved while the design is still on paper. A small change on a drawing costs nothing. The same change on site costs plenty.

Where we’d never cut back: silicone, because the cheap stuff fails early and the building starts leaking. Brackets and anchors, since they’re literally what keeps the wall on the building. Safety glass, which is non negotiable on a facade. And a written warranty. A contractor who won’t put one in writing is telling you something.

When a cheap quote should worry you

Look for these if a price seems too good:

  • Rate worked out on built up area, not facade area
  • No mention of glass type, thickness or brand
  • Silicone or brackets marked “extra”, or simply missing
  • No wind load calculation
  • No written warranty

One of these? Ask about it. Two or more and we’d politely walk away.

There are lots of nice buildings using a combination of materials.

A curtain wall demands more  on for their aesthetic look.

FAQ – curtain wall cost per sq mt

What is the average curtain wall cost per sq mt in India?

On most commercial buildings, plan for ₹550 to ₹1,000 per sq ft installed, before GST. Basic stick systems start around ₹350. The cost of top end glass on tall building is beyond ₹2,500.

Is structural glazing more expensive than a regular curtain wall?

Yes. spandrel installation shall be installed prior to glass fixing to secure proper thermal installation enhance the overall performance of the facade. After the glass installation grade 789 weather sealant shall beapplied to the exterior joints and interface .the weather sealeant shall provide effitive weather proofing and protect against rain water penetration and varying climate conditions.

Does the curtain wall cost per sq mt exclude GST?

Usually not. Confirm it with whoever is quoting, and keep 18% aside just in case.

How long will a curtain wall last?

Done properly, an aluminium curtain wall can easily cross 30 years. The silicone sealant needs a check, and some replacement, at around the 15 to 20 year mark.

Can a curtain wall go on an existing building?

It can, and we do a fair number of these. We first check whether the existing slabs and beams can take the anchors, then design around what’s already there.

Conclusion

A range is fine for a first budget. For an actual number, someone has to see your drawings and stand on your site.

That’s the part we enjoy. At Twinpro Ventures, we’ve been designing and installing glass facades, structural glazing and spider glazing since 2004. We’ll come over, walk the site with you, talk through the options in plain language and send an itemised quote with nothing hidden in the fine print. You’ll know exactly what your curtain wall cost per sq mt covers before a single panel goes up.

Planning a new building, or tired of how your old one looks from the road? Give us a call or send us a message, and we’ll work out a facade that fits your budget.
